How we work in this sector.

Real estate decisions commit capital for years and are made on the basis of assumptions that are rarely tested as rigorously as the amounts involved would justify. Our role is to make those decisions easier to make and easier to defend.

We bring the analytical infrastructure of a major advisory firm to organisations that do not have it in-house and to those that do but need an independent view. That means development pro formas built to institutional standard and tested month by month rather than summarised on a single page. Land economics and residual value work that holds when the density assumption changes. Feasibility analysis that answers whether a project should proceed rather than confirming a decision already taken. Partner and waterfall structures modelled before they are papered. Capital structure analysis that establishes what is financeable before a lender conversation begins.

The practice covers residential, purpose-built rental, mixed-use, commercial, industrial, hospitality and seniors housing. Continuing care and assisted living sit within it as an asset class, with the operating layer that distinguishes them modelled explicitly — entrance-fee structures, pre-sale and collection waterfalls, and covenant and liquidity testing alongside the development economics.

Multi-Tower Master Plan
Metro Vancouver, BC
Financial modelling and research support for a large-scale multi-tower master-planned development. Roughly 1,560 units modelled in this phase alone as part of a larger multi-phase plan, with total project cost of approximately $810M and value on completion near $1.06B.
Multi-Tower Residential Community
Greater Montreal, QC
Rental and sale pro forma modelling with absorption analysis for later towers within an established multi-tower community, alongside construction draw review and operating budget analysis on the completed phases.
Industrial Development Model
Edmonton, AB
Development and rental pro forma modelling for an industrial asset, including scenario and sensitivity testing and a capital structure view supporting the client's decision on whether and how to proceed.

Underwriting, rezoning and refinancing support for a phased master-planned community. Led all financial analysis across a two-year-plus engagement; refinancing of approximately $100M on a 10-acre phase.
Three-Tower Masterplan & CAC Analysis
Metro Vancouver, BC
Multi-year pro forma modelling and Community Amenity Contribution analysis for a masterplan totalling roughly 850,000 SF of buildable area, with hard construction costs modelled above $400M at full build-out.
Entrance-Fee CCRC Scenario Model

A 150/200/250-unit entrance-fee continuing care model spanning independent living, memory care and assisted living — entrance-fee pre-sale and collection waterfalls, pre-construction-to-permanent structuring, and DSCR and liquidity covenant testing. 81 automated integrity checks validated; development financing modelled in the $50M–$90M+ range.
Seniors Housing Portfolio Advisory
Western Canada
Advisory across a 13-asset, 2,000+ unit seniors living portfolio — investor and fundraising materials, project-level feasibility including continuing care and assisted living acquisitions, and development and acquisition management support.
Model Audit & Equity Logic Review
Vancouver Island
Independent audit of the equity and financing logic in an existing rental pro forma, identifying seven structural defects across the cash ledger, sizing schedule and partner waterfall, with patches applied and reconciliation checks validated.

Devan founded Triple Beam Advisors and leads every practice the firm runs. He has been instrumental in underwriting and advising on transactions with an aggregate value exceeding $1 billion, spanning debt and equity across real estate, operating companies and specialised sectors, and is among the more experienced advisors working in US cannabis finance. Prior to founding the firm he was a Senior Analyst with the Fiore Group, covering private equity and venture capital investments across real estate, entertainment, energy, technology and retail. He is based in Los Angeles.

He began his career in construction materials and insurance M&A. He is based in Calgary.
